TENANT SCREENING 

D & K Property Management & Real Estate, LLC strives to put the best tenant in your investment property. We run a comprehensive bakground check on each potential tenant who applies for one of your properties. The items below are in a normal background check.

  • Civil search for any evictions or litigations.

  • Criminal background check.

  • Sexual predator search.

  • Credit Check.

  • Employment Verification.

  • Past and current Rental and Landlord verification.

  • Social Security Number verification.

ACCOUNTING  

  • Detailed record keeping with the Rent Manager Program software.

  • Owner and Tenant Web based portals.

  • Work Orders, Invoices and Bills viewable in Owner Portal.

  • Owner proceeds are direct deposited at no charge for our property owners.

  • Year end financial reports

  • All monies kept in a non-interest bearing trust account

TENANT MOVE-IN / MOVE-OUT

  • Lease preparation and signing.

  • Move-In inspection with photos.

  • Security Deposit and Rent collection.

  • Filing of court papers and Small Claims Court appearance if needed.

  • General sem-annual inspections of properties (No charge to owner).

  • Move-out inspections with photos.
     

 MAINTENANCE STAFF

  • Able to handle all general repairs including basic plumbing & electrical.

  • Sub-contractors in place to handle all major HVAC, plumbing and electrical repairs.

  • We have the staff to turn a unit quickly after a tenant move-out without having to wait for sub-contracts availability while saving the owner of the property potentially thousands of dollars.

We offer a full range of insurance needs for our Owners and Tenants through Kimberly Timberlake, who is a licensed Independent Insurance Broker and also one of the two Owners here at D & K Property Management & Real Estate, LLC. She can provide the following for our Owners and Tenants:
