1. When are my monies due after I have Signed my Residential Rental Contract?

Usually all monies owed (Security Deposit and 1st Month Rent) are paid  prior to you signing your Residental Rental Contract. Should you be allowed to pay the first month's rent before your move in date and after signing your Residential Contract, then you will be required to pay the 1st month's rent no later than five to seven (5-7) Business Days prior to your move-in date. PLEASE NOTE, IF YOU, AS THE PROSPECT AFTER PAYING THE SECURITY DEPOSIT AND THE HOME HAS BEEN TAKEN OFF THE MARKET FOR THREE (3) DAYS OR MORE THERE WILL BE A DAMAGE FEE TO THE PROPERTY OWNER OF TWO-HUNDRED ($200.00), SINCE THE PROPERTY OWNER TOOK THE HOME OFF THE MARKET, TAKEN OUT OF THE SECURITY DEPOSIT AND THE REST OF THE MONEY WILL BE REFUNDED BACK. WE WILL NOT RELEASE ANY KEYS FOR THE RENTAL PROPERTY FOR ANY REASON UNIT ALL MONIES OWED, BY YOU, ARE PAID IN FULL. PLEASE REMEMBER IT TAKES THREE (3) - FIVE (5) BUSINESS DAYS FOR MONIES TO CLEAR THE BANKING SYSTEM.

2. Can I pay my 1st month's rent on my move-in date?

NO, all monies owed must be paid in advance and have cleared our banking system before keys are released.

3. How do I get my keys on my move-in date?

You will receive an email from our company the morning of your move-in dated stating where your keys have been left at the rental property for you to get.

4.Do I have to give a written notice before I move out?

 

Yes, you must give written notice 30 days prior to moving out.

5. What is the amount of your pet fee?

Our pet fees are all non-refundable and are $3500.00 for the 1st pet and $100.00 for each additional pet.

6. Do you allow any type of breed of dogs?

No, we do not allow any full blooded or mixed dogs that are listed as dangerous breeds by most Insurance companies. FOR ALL PETS (INCLUDING SERVICE AND EMOTIONAL SUPPORT ANIMALS), THERE IS A SECTION THAT MUST BE FILLED OUT WHEN YOU ARE COMPLETING AN APPLICATION AND ALL DOCUMENTATION REQUIRED MUST BE UPLOADED ABOUT THE PET FOR APPLICATION TO BE CONSIDERED COMPLETE. THERE IS AN EXTRA $25.00 CHARGE FOR PET VERIFICATION. THIS IS NONNEGOTIABLE. The Dangerous dog breed list is below. Please remember this list can be updated if new breeds are added by Insurance Companies and this list include ANY mixture of these breeds.

7.Am I required to have renters insurance?
 

Tenants Renters Insurance is covered by the Tenant Benefit Package.


8.How do I submit a work order?
 

You can submit a work order online by logging in to your tenant portal. 


9.Can I pay my rent online?
 

You can pay your rent online by logging in to your tenant portal. You can also have your account automatically drafted through your Tenant Web Portal.


10.Can I set up my rent to be drafted each month?
 

Yes. We provide this as a free service. You may set up auto draft through your Tenant Web Portal.


11.When is my rent due?
 

Rent is due on or before the 1st of each month. If your rent is paid later than midnight on the 5th then it is considered late.


12.How much is my late fee?
 

Late fees are 5% of your monthly rent.


13.When is my rent considered late?
 

Rent is considered late if it is received after midnight on the 1st.


14.What repairs and maintenance am I responsible for?
 

As a tenant, you are responsible for keeping the property in good condition and for all items outlined in your maintenance addendum. This includes items such as lawn maintenance, air filters, tenant physical damage and more. Residents will be held financially responsible for any damage or breakage, deliberate or negligent misuse or improper operation of the water, gas, oil, electrical, plumbing equipment or HVAC systems, plus all cracked or broken glass, torn or damaged screens, and extermination caused by poor housekeeping.


15.What is considered a work order emergency?
 

Fire, excessive water leaks, Heating outages in extremly cold weather conditions are all considered emergencies, PLEASE REMEMBER, A/C IS NOT CONSIDERED AN EMERGENCY. If you are experiencing any of these, please call our emergency line at 704-209-1424.


16.Can I paint my property and make other alterations?
 

Painting, landscaping changes, satellite dish installation are examples of alterations that require approval by the owner in advance. Please email our office in order to make an alteration request for you property.


17.When is eviction filed?
 

Evictions are filed on the 10th-15th of each month.


18.How can I renew my lease?
 

Your lease can be renewed at any time during your tenancy. All leases are subject to the owner’s approval.


19.When will I receive my security deposit refund?
 

Security deposits are processed within 30-60 days of your lease expiring and after you have turned in the keys to the property. Please see your lease agreement and move out instructions for more information.


20.How do I request a tenant portal login and password?
 

In order to access your online tenant portal you must be an active tenant. Please call our office for more information.


21.If I move out before my lease expires do I still have to pay rent?
 

Yes, you are obligated to pay rent until the expiration of your lease agreement. 


22.What is the move out process?
 

You must give 30 days notice, PRIOR TO THE 1ST DAY OF THE MONTH THAT YOUR LEASE EXPIRES. ALL LEASES END ON THE LAST DAY OF ANY GIVEN MONTH. Before you move out, all utility bills due must be paid in full. You must remove all personal belongings and clean the property. If there are any repairs needed, these must be made upon move out. When ready, turn in your keys and notify the landlord of your new mailing address.


23.How do I make a maintenance request?
 

ALL WORK ORDERS MUST BE SUBMITTED THROUGH YOUR TENANT WEB PORTAL.


24.What maintenance am I responsible for?
 

You are responsible for routine maintenance of the property such as changing air filters, mowing the yard etc. Please see the maintenance addendum from your lease agreement for more details.


25.Can I change the locks or re-key my current door locks?
 

All tenants must get permission for changing or re-keying door lock in advance. Tenants must drop off the new set of keys to the office within 24 hours of changing the locks.


26.Can I install satellite dishes or TV antennas?
 

This is considered an alteration and requires the owner’s approval. Your service provider will most likely require approval from the owner prior to installing your new service.
